The Hamptons is a regional market, not one municipality. Four of the names below are also incorporated villages—Westhampton Beach, Southampton, Sag Harbor, and East Hampton—while Montauk is an unincorporated hamlet. The same names can describe broader postal or real-estate areas depending on the context.

This guide compares five searchable nearThere areas from west to east, showing how beaches, village centers, nearby destinations, and visible home features can refine a search. The areas are not ranked from best to worst, and “trending” is deliberately avoided unless tied to a dated market measure.

1. Westhampton Beach: a western starting point

Westhampton Beach gives a search a clear western anchor. It suits someone who wants to begin closer to the west end of the South Fork while staying near a compact village center and Atlantic beaches. The Village of Westhampton Beach is the primary source for current municipal information, events, permits, and services.

On nearThere, the area is the first filter—not the final conclusion. From there, add an exact beach, a distance, price, bedrooms, architecture, or visible home features. That keeps “Westhampton Beach” from becoming a vague stand-in for the full location pattern.

The three searches below show how that works in practice. Rogers Beach provides the ocean anchor, Beach Bakery & Grand Cafe represents a repeatable village-center stop, and Westhampton Beach Tennis & Sport adds tennis, padel, and pickleball to the recreational mix. Each destination is available in nearThere’s current Hamptons search, and every button applies the exact place with a one-mile radius.

2. Southampton: village life and ocean-beach proximity

Southampton is a practical reference point for someone who wants to compare village geography with nearby ocean beaches, shopping, dining, and everyday destinations. The official Southampton Village Places of Interest page helps verify municipal locations and facilities; current permit and operating details should still be checked directly with the village rather than inferred from a listing’s broad neighborhood description.

The strongest search usually layers Southampton with another criterion: Coopers Beach proximity, South of Highway geography, a design preference, or a visible feature such as a pool or outdoor entertaining space.

For three different versions of Southampton proximity, begin with Coopers Beach, the Southampton Citarella, or Agawam Park. They are not endorsements or a ranking; they are map anchors for beach time, food shopping, and recreation near the village center.

3. Sag Harbor: begin with the harbor

Sag Harbor changes the orientation of the search from the Atlantic shoreline to the harbor. Its mapped center, marinas, waterfront streets, and historic street pattern create a different set of daily-location questions. The Village of Sag Harbor provides current municipal information and is the better source for village services and regulations.

This is where a nearby-place search becomes especially useful. After choosing Sag Harbor, someone might add a marina, beach, park, or another place they expect to use. The result is more precise than assuming every address attached to the Sag Harbor name has the same relationship to the waterfront.

Havens Beach, Sag Harbor Tennis and Pickleball, and Le Bilboquet offer three distinct map anchors: a village beach, a recreation destination, and waterfront dining. The value is not that everyone should prioritize the same places; it is that each user can test a specific Sag Harbor location pattern.

4. East Hampton: a broad base for a layered search

East Hampton is one of the market’s most familiar names, but it still benefits from more precise searching. The Town of East Hampton’s Hamlet Study documents long-range planning work across its hamlets, while separate village and town resources govern many day-to-day details.

East Hampton works best as a base layer. Add Main Beach or another verified beach, then use visual criteria to distinguish between traditional shingle exteriors, Modern homes, landscaped properties, pools, vaulted ceilings, and other features visible in current sale-listing imagery.

The nearby-place choices can be just as specific. East Hampton Main Beach sets an Atlantic shoreline anchor; Citarella represents an everyday market stop; and Herrick Park provides a central recreation and open-space reference.

5. Montauk: the eastern end and a distinct coastal landscape

Montauk is not simply “farther east.” Its ocean, surf, state-park, harbor, and bluff relationships make location choices especially visible on a map. The Town of East Hampton maintains current information for town beaches, and New York State separately manages Hither Hills and other park resources.

A productive Montauk search can begin with the area, then branch toward Ditch Plains, Hither Hills, the harbor, or another exact destination. nearThere’s AI visual search adds a second layer for sale listings: Modern exteriors, cedar shingles, decks, water views, pools, or more specific interior features.

Ditch Plains Beach, Duryea’s Lobster Deck, and Montauk Downs State Park Golf Course demonstrate three different Montauk location patterns: surf, Fort Pond Bay dining, and public golf. A one-mile search around each makes those differences visible without implying that proximity includes access, parking, or any property-specific privilege.

How these five areas were selected

The shortlist is designed for search utility and geographic range. Each place is searchable on nearThere, has active Hamptons inventory, and offers a meaningfully different way to refine the map. It is not a claim that these are the only important Hamptons communities.

For dated market context, the Brown Harris Stevens Q2 2026 Hamptons Market Report divides activity into submarkets and shows why a single market-wide label can conceal substantial variation. Current inventory modules above intentionally avoid hard-coding counts or prices: they refresh when the page loads, while the report remains a dated external snapshot.

The five areas were selected from nearThere’s supported Hamptons search areas to provide west-to-east geographic range, varied location-search patterns, and active inventory. The nearby-place links use exact destinations that were active and operational in nearThere’s Hamptons data on August 18, 2026; the one-mile radius had current sale and rental inventory for every selected place when reviewed. Each area collection begins with listings added in the last 45 days and uses nearThere’s AI ranking where available, with listing date as a tie-breaker; inventory without AI coverage is ordered newest first. The window expands to 90 days only when fewer than three results are available and never fills with older inventory. Municipal sources ground place-specific facts; the Q2 2026 market report provides dated context. This is an editorial search guide, not a quality ranking, endorsement, or investment forecast.
